CLEAR VISTA REALTY, Inc. offers two types of management services. We offer monthly management, providing a 24 hour management role, or a One-Time Lease Service (placement), providing the initial management role.

Monthly Management
CLEAR VISTA REALTY, Inc. will handle all daily management roles of caring for your property 24 hours a day. Our role here includes:

  • Thorough market analysis for optimal rent.
  • Recommend required maintenance.
  • Proven effective advertising of vacancies.
  • Showing the property to prospective tenants.
  • Screening for qualified tenants comprising of National Background
    Check, Credit, Income Verification and Rental History.
  • Detailed property inspection prior to commencement and termination
    of lease including digital pictures.
  • Proactive property inspections during lease.
  • 24 hour supervised top notch maintenance department.
  • Members of Texas Residential Construction Commission.
  • Vendor payments (investor approval).
  • Rent collection.
  • Payment of bills including insurance, mortgage, and HOAs.
  • Monthly computerized financial statements.
  • Legal violation processing, eviction if necessary.
  • Property tax protest available for a fee.
  • Fee is a percentage of rent collected.

One-Time Lease Service (Placement)
If you prefer to handle the daily management of the property yourself, you may choose CLEAR VISTA REALTY, Inc for the initial process of getting the tenant approved and moved in. Our role here includes:

  • Thorough market analysis for optimal rent.
  • Recommend required maintenance.
  • Proven effective advertising of vacancies.
  • Showing your property to prospective tenants.
  • Screening for qualified tenants comprising of National Background Check, Credit, Income Verification and Rental History.
  • Detailed property inspection prior to commencement of lease including digital pictures.
  • Execute rental lease agreement.
  • Collect certified first month’s rent and security deposit up front.
  • Submit original document and funds to you.
  • Fee is a percentage of the first months rent.
