Troubleshooting Guide

We hope this reference page will be helpful to you. Before you call our office for service or put in a Maintenance Request please review the following.

Water Shut Off
You should locate this as soon as you move in. There should be a shut off to the
house in the water meter box. Shut the water off if the house is flooding.

Breaker Box
Locate this and make sure none of them have tripped. Reset them and if they
trip again call the office.

Electrical Stove
Check the breaker box to see if it has tripped.

Self Cleaning Oven
This uses heat not cleansers to clean, the door will lock.
Do Not use any commercial cleaners like Easy Off.
Do not put the rings that go around the burners in the oven, they will turn black.

Continuous Clean Oven
This oven cleans by using the oven. The grease is absorbed into the oven. If you need to clean more use luke warm water and mild soap. Do not use commercial cleaners. The bottom needs to be lined with a liner, not aluminum foil.

Dishwashers
They need to be run at least once a week or the seals will get dry and crack and
the motor may ruin.

Disposals
If the motor buzzes or stops, turn off the switch. Try to restart it using the dishwasher wrench. Also push the red “reset” under the disposal.

Furnaces
Furnaces have a shut off valve in sight. Most of them have a red cover plate labeled “Emergency Cut Off”. Sometimes it looks like a light switch. If the furnace quits working, begin by flipping this switch.

Air Conditioner
***You must change the air filters every month.***

  • If it stops working check the breaker box for a flipped switch.
  • If water is dripping from the unit, call in for maintenance.
